ESS Group, Inc. performed regulatory and technical services for the proposed development of a golf learning center in Rockland, Massachusetts. The primary objective of the services provided by ESS was to assist with the development of an irrigation water source for the proposed golf facility and to provide guidance regarding compliance with the Wetland Protection Act, the Massachusetts Department of Environmental Protection (MassDEP) Water Management Act and the newly-promulgated MassDEP Golf Course Water Use Policy.
To support the development of the irrigation water source, ESS coordinated with the property developer and golf course architect to establish an estimate of the irrigation water demand for the proposed golf facilities.
ESS evaluated site hydrogeology through site reconnaissance and existing data available through U.S. Geological Survey and MassGIS to assess potential sources for irrigation water. Initially, ESS coordinated subsurface explorations within the unconsolidated deposits that proved to be inadequate for the projected water demand. ESS subsequently utilized fracture trace analysis to identify potential locations for the development of a significant water source within the underlying crystalline bedrock. Initial bedrock test drilling activities identified a high-yielding bedrock well that was confirmed through subsequent yield testing.
ESS also performed environmental due diligence activities including multiple Phase I Environmental Site Assessments and a Phase II subsurface investigation on the approximately 90-acre property to support the purchase of the property by the development team.
