As currently planned, the Project consists of a community-style open air shopping center with a total building area of 395,000 square feet of retail and restaurant space and associated access driveways, parking areas, and other pertinent infrastructure. In addition, the build out of the Project may include complimentary uses or additional restaurants with a commensurate reduction in retail building area.
The Project Site is previously disturbed open and wooded upland areas. Significant portions of the Project Site have been previously disturbed as the result of a gravel mining operation and agricultural uses. The wetland resources on the Project
Site consist of a man-made pond and various vegetated wetland areas adjacent to intermittent stream channels. Other features such as a man-made drainage ditch associated with past gravel mining operations and an overhead electrical transmission line exist on the Site.
ESS Group, Inc. was selected by W/S Development Associates LLC to conduct comprehensive land development services, civil/site engineering, regulatory permitting, surveying, air
quality, and coordination of sub consultants.
ESS performed an extensive storm water analysis to understand existing site hydrology and mitigate potential storm water related impacts to the on-site and adjacent wetland resource areas. The project will employ a number of structural and non-structural BMP’s (i.e. water quality devices, vegetated basins, oil/water separators, subsurface infiltration systems) to ensure potential storm water impacts from the project site are fully mitigated.
The Project was designed to meet all applicable federal, state, and local standards. Due to the occurrence of wetlands on the Site, ESS developed concept plans that evolve around the wetland configuration.
